Purpose of meeting: To elect three (3) Directors, each to serve a two (2) year term, and one (1) Director to serve a one year term.

Ballots are to be received — either via mail: by November 3, 2026, at 5:00 p.m. — The Inspector of Elections, Accurate Voting Services, P.O. Box 80477, Rancho Santa Margarita, CA 92688. Or, in person at the Annual Meeting on November 4, 2026 during registration, between 5:00 p.m. – 5:15 p.m. at the Association's pool area, 4231 Brookside, Irvine, CA 92604.

Member rights

Members have the right to verify the accuracy of their individual information on the Voter List and Candidate List. Errors should be promptly reported to the Association's community manager or Inspector of Elections and shall be corrected within two (2) business days. Members have the right to request individual delivery of the information contained in this Notice. Members may contact Management at support@nbcoastal.com to receive a copy of the Notice of the Annual Meeting and Candidate List.

It is recommended to familiarize yourself with the Association's Election Rules, adopted per Cal. Civ. Code §5105. Ballot verification — please read

Hello Greentree homeowners,

We are reaching out regarding the upcoming 2026 Annual Election and an important requirement for ballot verification.

For a ballot to be counted, the outer ballot envelope must be signed by a homeowner of record for the property.

How to Verify Your Homeowner Information

  1. Review your latest billing statement or other official Association correspondence. The owner name shown should match the Association's ownership records.
  2. If the ownership name or contact information is incorrect, please submit the requested correction in writing to Coastal Management & Consulting at support@nbcoastal.com.
  3. If the property is held in a trust, additional trust documentation may be required to confirm the authorized voting member.

Accurate homeowner records are important to ensure that each eligible homeowner's vote can be properly counted and that every homeowner has an opportunity to participate.
